Tips on Property Management
 

1. Start with small buildings or condominium units.  It is easier to get familiar with the job in a lower level.

 

2. Make sure you have a good record for everything - tenants' contact information, move-in date, rent increase date and amount, work done, term of the lease and a copy of it.

 

3. You have to know the remedy for the type of tenancy you do.  Residential tenancy may have more restrictive rules than commercial tenancy.

 

4. When you have to evict a tenant, make sure all the rules are followed, especially the time frame.

 

5. A large sign on top of the building may be the best way to advertise your vacancy, a big sign on the lawn in front of the building will also do.

 

6. Be prepare to cooperate with real estate agents in your neighbourhood.  They may shorten the vacancy period and bring you good tenents.
