Tips on Commercial Leasing
 

1. Treat commercial leasing the same as residential leasing in a sense that checking the tenant's credit is crucial.

 

2. You may try to approach the landlords in your area to get listings, but the chance is slim unless you are working for a leading commercial brokerage firm.  It is easier to approach tenants than landlords, especially individual tenants and small corporations. There are organizations that serve tenants exclusively and you may join them as a kind of commitment to your tenant clients.

 

3. You may specialize in only one of the three categories - industrial, office and retail; or you can be a general practitioner that trades in all three kinds. 

 

4. Keep a record of all tenants, especially their lease expiry dates.  You may act as their leasing agent when they have to move or renew the lease.
