Business selling is one of the
professional streams of real estate tasks. Like other specialties
such as commercial leasing, real estate investment and site acquisition;
selling businesses requires professional knowledge and can generate good
income. It is also a very good starting point for people who want
to be commercial agents.
Selling businesses involves a
lot of ground works and basic knowledge in operating a business.
Most of the time you are dealing with the owners of the businesses, not
the employees. You will have to opportunity to know the landlord,
or to have the contact information of the landlord; which is valuable
information for your commercial real estate career.
You have to have a good
inventory to be a successful business broker; it doesn't matter if they are all
sellable or not, but you a bunch of businesses to sell. To draw an analogy,
it is like selling shoes. Just imagine you enter a shoes store and
look for a pair of dress shoes. The store manager, however, tells
you that they have only high-heeled shoes, white in colour and only size
9. What will you feel? Definitely you will not walk into
that shoes store again.
When customers approach you to
buy a business, they may have already a target in mind: retail,
restaurant, salon, franchise or non-franchise. They may change
their mind during the selection process. More importantly, the
customers may not approach you if you do not have a good inventory that
provides them a variety of choices.
Selling business enables you to
make contact with the landlords, so that you can establish your network
in the area you farm. It is a very good stepping stone to get into
commercial real estate leasing and selling.
